Your free survey begins at the hatch itself: we measure the existing opening, check the frame and the ceiling around it, and talk through how you use the loft. In the conservation-area core — the Victorian cottages along Marlborough Street and the Georgian houses at Church Close — openings tend to run smaller and tighter than the estate homes, so we confirm honestly whether a like-for-like swap will serve or whether enlarging the opening is worthwhile. Where enlargement means cutting into a ceiling joist, we produce the structural calculations ourselves rather than leave you to arrange them.

After the survey you receive a fixed written quote with nothing held back — hatch, frame, insulation and fitting are all in it. If your home calls for a fire-rated hatch we set out the 30-minute or 60-minute option and the 40 to 60% it adds before you decide, and any building control sign-off is handled by us, not pushed back onto you.

On installation day we lay sheeting to keep your landing clean, then lift out the tired builder-grade panel and prepare the opening. In the older solid-wall properties near the historic core, many with simple pitched roofs and original plaster, we work carefully to avoid disturbing the surrounding ceiling; where the opening is being enlarged we cut and re-frame it with full structural support.

The replacement hatch goes in with a 100mm insulated core that reaches a U-value of 0.35 W/m²K or better, and factory-fitted compression seals are run around the full perimeter so the panel seats airtight against the frame every time it closes. Because the core is bonded into the hatch, it will not slump or settle over the years.

Once the frame is fixed, trimmed and finished flush, we check the hatch opens, closes and sits square in its frame and seals all round. Then every offcut, the old panel and all the packaging are cleared away, leaving only a neat, draught-sealed opening and a tidy landing behind us.

The draught that used to drop through the old hatch is gone, and the heat escaping through that opening is cut right back. That counts for more than many realise on Andover’s exposed chalk downland at the eastern edge of Salisbury Plain, where winter winds off the higher ground find every unsealed gap — so your landing and the rooms below hold their warmth.

A sealed, insulated hatch on its own can lift an EPC by 1 to 3 SAP points: a small but useful gain if you are selling or remortgaging, and one that matters to the many Andover landlords meeting minimum energy standards across the town’s large social-rented and private-rented stock.

And it is built to last: the insulated core is good for 50 years or more, while the compression seals keep their grip for 10 to 15 years before they need renewing. It is a fit-and-forget upgrade that ends the rattling and sticking of the old panel and asks almost nothing of you once it is in.
