Loft Hatch Installation Havant

Much of Havant’s housing went up in the post-war boom that more than doubled the town after 1947 — the two-storey brick terraces of Leigh Park, the suburban estates around Waterlooville — and many of those homes still close their loft on the thin, unsealed panel they were originally fitted with. Our free survey begins there: we assess the existing hatch, measure the opening and set out the replacement best suited to your property.

We then establish whether a like-for-like swap is enough or whether the opening is worth enlarging for safer, easier access — a common question in the tight original openings of Leigh Park’s 1950s and 60s terraces. Should enlargement mean cutting into the surrounding joists, the structural calculations are prepared and included rather than charged as an extra.

It can take in 30- or 60-minute fire-rated hatches where regulations or the layout call for one — these run 40 to 60% above a standard model — and where the work needs building control sign-off, we make the application on your behalf.

On installation day the old hatch comes out and the opening is prepared. In Havant’s period stock — Emsworth’s Georgian streets, the centuries-old cottages around St Faith’s church, the conservation frontages at Warblington and Langstone — that first step is done with extra care to protect original plaster and joinery. Where the opening is being widened, we re-frame it with full structural support before anything new goes in.

The replacement is an insulated hatch built around a 100mm core, achieving a U-value of 0.35 W/m²K or better, with factory-fitted compression seals run around the full perimeter. Shut tight, it keeps out the draughts that maritime weather off Langstone and Chichester Harbours drives through a loose old hatch, and those seals are rated for 10 to 15 years.

Finally the frame is secured, trimmed and finished neatly, and the hatch checked for a flush, smooth-closing fit. The old panel, every offcut and all the packaging leave with us, so you are left with a tidy landing and nothing to clear away.

The draught stops straight away. That tells most on Havant’s exposed coastal edge — the harbour-fringe homes at Emsworth, the bungalows of Hayling Island — where winter winds off the water find every gap, leaving noticeably less heat escaping through the loft and a steadier temperature on the landing below.

A sealed, insulated hatch can lift an EPC assessment by 1 to 3 SAP points. That carries weight when you are selling or letting, and across a borough with a comparatively large share of social and rented housing — much of it in and around the Leigh Park estates — it is a worthwhile, low-cost gain where you let a property out.

And it lasts. The bonded insulation core is good for 50 years or more, the compression seals for 10 to 15 before they need renewing, and the hatch itself sits true in its frame — no rattling, sticking or sagging to contend with over the long term.
